We do not feel like it is our place to tell you what to buy and what not to buy. But we do feel like a properly educated consumer is good for the entire RV industry. Camperland of Oklahoma DID NOT purchase any FEMA trailers for resale as most consumers do not realize what the real challenges of purchasing these FEMA trailers entail. This is why we have taken the time to post the following information.
Used Campers Under $10,000 | $10,000 to $15,000 | $15,000 to $20,000 | $20,000 to $25,000 | $25,000 to $30,000
- Flood Areas are Bio-hazard Zones - The homes that were flooded had to be stripped down to the bare studs and concrete floors, sanitized and then recovered before residents were allowed to reoccupy the dwellings. Any contents that came into contact with flood waters were to be discarded and/or destroyed including glassware, dishes and clothes. Experts claimed that even dishes could no longer be sanitized and could pose a health risk to consumers. Residents parked these FEMA trailers next to their dwellings during the cleanup process, often bringing personal items into the trailer that had come into contact with hazardous flood waters.
- Most FEMA Trailers are NOT Self-Contained- Meaning that they were never built nor designed
for recreational travel. Some manufacturers, in a scheme to under bid the competition, did not install key RV travel components on FEMA trailers. Some of the more common missing components include waste water holding tanks, fresh water tanks, power converters, RV refrigerators, RV toilets, water pumps, and more. The average repair bill to retrofit a FEMA trailer for recreational use is in excess of $4,000. - FEMA Trailers Were Not Maintained-In other words, they have been sitting around for the past couple of years with unsupervised leaks and critters. We have had the opportunity to inspect several FEMA trailers and during our inspections, we have found a high percentage of these units had roof leaks with rotten roofs, walls and floors. Water heaters and furnaces often require major repairs if they have not been used and/or serviced and kept free of spiders and wasps.
- Price Exceeds The Value and Risk - By the time you pay $2,500 to $5,000 for a FEMA trailer and pay $4,000 or more to equip it for RV travel, you could have purchased a nice pre-owned travel trailer with name brand recognition and acceptable resale value, not to mention the risks of purchasing an unsanitary and poorly maintained trailer.
Bottom line, it's your decision, but here is some disclaimer wording from an auction company website that is marketing these FEMA trailers:
"Everything
is sold AS IS, WHERE IS, and WITH ALL FAULTS"
"ALL SALES ARE FINAL. THE ITEM(S) SOLD CANNOT BE RETURNED FOR ANY REASON."
"THE BIDDER/BUYER UNDERSTANDS AND UNEQUIVACABLY AGREES THAT THE AUCTIONEER'S DECISION AS TO THE AMOUNT OF ANY BID OR ANY PURCHASE IS FINAL AND BINDING."
"The Auctioneer owes no fiduciary duties of loyalty and faithfulness to the Bidder/Buyer."
"Auctioneer is not responsible for obtaining or providing to the Bidder/Buyer a title, a replacement title or any other similar documentation including in the event that the title or other appropriate documentation of ownership is lost, stolen"
"The Government titles, guaranteed by the Government, have had errors."
"All cash buyers must leave a $500 deposit prior to the auction"
"There are no keys provided with any home purchased"
"Seller and/or Auction Company or any of its affiliates are not responsible for checking or testing the propane system in any travel trailer sold."
And last but not least:
"I certify that I am aware that the travel trailer/park model I am purchasing at auction may contain formaldehyde. I agree that the Seller/Auction Company shall not be liable for personal injuries to, disabilities of, or death of any persons arising from or incident to the sale of this travel trailer/park model, use, or its final disposition; and to hold the Seller/Auction Company harmless from and shall indemnify the Seller/Auction Company against any or all debts, liabilities, judgments, costs, demands, suits, actions, or claims of any nature arising from or incident to the sale of this property, its use, or its final disposition. "
